I'm at the very start of what I'm hoping will be a profitable journey in property and I'm still at the stage of researching different models to see what might work for me and my circumstances. I have a very basic (probably embarrassingly basic) question. I've spent the last few days laboriously working out ROIs with the aid of my calculator and then tweaking them to allow for different variables; price paid, rent per room etc.
Is there anything like an excel template available that would enable me to enter and change data – sale price/rent per room/void periods etc. and fiddle around with the variables to see quickly whether or not something stacks up?
Or is this the sort of thing that would have to be tailor-made by a clever excel-competent person to suit specific requirements? If so, would anyone have any suggestions who I could go to get one put together? Ideally someone who could spend half an hour talking me through how to use it.
I struggle with figures and can be confused easily, but I am trainable once I have a model to follow!
I've had a go at trying to draw up my own spreadsheets allowing for things like holding costs during a refurb of variable durations and I'm getting in a bit of a pickle.
I doubt there's an off the shelf template that does exactly what you want, I'd go for a tailor-made solution.
Try fiverr.com - you might be able to find someone who can help you. Mileage may vary, check peoples reviews first
As you havent had any offers, i am quite happy for you to have the one we use - its designed by us and is very basic but we arent techies and just consists of a page for each company and records :-
Date of purchase,
Outstanding loan, (which we update every month)
Valuer and date of val
At the bottom are totals and below that a few calcs - Loan/Value, Loan/Market Value and gearing and total for each lender
As i mentioned above we update it every month (and every month it gets renamed so we can refer back to old versions)and forward it to our lenders whenever we require new funding, they really like it and it works well for us, but i do emphasize its nothing flashy, you could easily create something similar in excel in half an hour.

(Please forgive me if you are a cash buyer!).If you are a newbie, it is unlikely that you will be able to access bridging finance to do refurbs, or indeed finance for other higher risk strategies like HMOs.The money always comes first in property.Your first port of call should be to speak to a reputable mortgage broker. They will advise the financial products you have access to with your situation.If it turns out you can only access standard BTL mortgages, then that will reduce your options considerably down to single occupancy BTL.So all that time working on spreadsheets for a variety of strategies would have been a waste of time.Again, if you have consulted a mortgage broker, and know that you can access more than just standard BTL finance, then please forgive me.

Not sure if I can post a link as I think I'm still on probation, but I have a spreadsheet available on Google Docs that I use to punch in numbers. Credit to Property Geek's Rob Dix as I took his template and edited it a little (you can find a copy of his spreadsheet on his site).

I just built my own tracker off the back of Rob's version.
A okay. Your sheet is actually quiet good and helpful. It saved me time from having to create my own.
