    Extensions that don't add a bedroom?

    I've been thinking of ways to force appreciation on my London properties.

    I've got a small 2 bedroom house (640sqft) with 70ft garden and a 1 bedroom flat (490sqft) above commercial with a flat roof to the rear.

    Similar properties have added rear extensions but I don't think it'll be possible to add another bedroom. In both cases it will likely be extending kitchen/entertaining space.

    Are these kind of extensions worthwhile?

    In the area the house is located there is potential for a 6m rear extension. Obviously there's the question of losing outside space and pushing it out of the price bracket of the area..
