Feedback from Tribe members will be appreciated, Re-Training with Mark I'Anson's 121 On Patch Coaching?
Hi Mo,Before spending money on training, have you got the 35% (typical) deposit and checked that you can access mortgage finance? (Forgive me if you are a cash buyer). The finance always come first in property along with contingency funds to pay for acquisition costs, repairs, maintenance, voids etc.

This isn't quite right, 35% (typical) deposit is not required for trading properties, or 'sourcing' as it's becoming known. My 121 clients (often) start from the kitchen table and are not taught to 'invest' or even buy a property. Some are just not at that level yet.
Before you invest in any training - be sure that you are able, can fund a formation and a business and have the time to commit. I take on clients that I can help, not those I think I can. They are supported by meetings, calls, online content, some 24 hours of recorded content so far and phone calls for accountability and guidance.
It’s a commitment in time, energy - this is not for the feint hearted but, there is good rewards, if you’re committed. It takes a chat to start with, a real honest truth, of where you're at...I mean real, and we take things from there. I only take on a limited number of 121 clients and they have to jump through some hoops first. I wish you well on your journey and hope you do well
Thanks Mark, your 'eloquent' and irrelevant reply will do well for your business I'm sure.
Point of fact what Vanessa stated is good advice, to say otherwise is folly - particularly given your checkered history. However, if you have another method to 'trade' then crack on, but don't give bad advice just because the conversation is not going the way you like it.
Note to ALL who wish to employ a 'mentor' - make sure that the mentor you use is capable and does not have a hidden history of failure to those they were supposed to be mentoring. Remember there is a huge trail of broken people that some (not all) mentors have left in their wake.
You can usually tell who these people are by their actions online.
Wish you all the best, and be careful out there.

" On Patch Coaching – this one day coaching program is for those that like the personal touch. It’s based on your own area, one-to-one and will escalate your property business to the next level. It includes patch research, business planning and everything you could possibly need to set up and run your own property trading business and many have.
This would seem like a course for those already in the business, looking at other ways to accelerate running a property trading business.
If its any good will depend at what stage you are at. Id suggest it'd be best to have some trading histroy before jumping onto this.No point paying for training to take your business to "the next level" before you know its a business you want to be in.
The "property trading business" is a very crowded affair from Estate Agents and many other property investors looking for additional line of income.Mark outlines he has years of history training people in his marketing - but - that means there are many years of him producing your competitors.Thats got to be competative!
Some people do well others seem to waste money on training and gain no traction - often becoming mentors themselves.

Unfortunately these threads no longer appear on PT. THey have been deleted/hidden pending an investigation. While I believe this is probably the right thing to do (presumably to ascertain the validity of the information posted), it does mean that anyone trying to conduct a search on Mark will not have the benefit of the information contained in those threads
The sooner the posts are restored the better to expose his track record.
I wonder why it is taking so long ?
I am surprised it's taking this long, but then I (we) don't have access to the evidence/communications between all party's
I am even further surprised that the Zina Sultana threads are still up as I was under the impression she was taking the same advice as Mark and trying to get the threads removed/deleted
Lets not make presumptions Forums have certain privligages that allow a process to go through perscribed in legislation. Those people that claim specific things are incorrect, can get the administrators to look at the accuracy and remove it (if the poster can not provide evidence).
If those complaining follow the prescribed process then this works.
If they dont (which may explain why some are removed and others are not.) then there is no duty to do so. One of the "Gurus" posted that they wanted a face to face to discuss things with adminsitrators, well thats not the way to get something removed. Others have said they will take legal action, which they will find wont go anywhere unless they first follow the prerscribed process initialy.
Its also can not be vague - "take down that topic" is not going to work but "this assertion in the topic" is incorrect certainly is.
Id give Tribes Team a little leighway in managing there N&S discussions. ( Plus if someone REALLY wanted to read about Mark the content remains on Google Cache).
@Property Trainee " appropriate to have feed back from anyone who has personally had the experience "
Not been on this course but have lots of experiance of Mark - i've got two of his books and watched many of his webinars. Like magic he spams me almost every week, often with email addresses I did not even give him.
