    Find a builder before or after purchase

    Hi All,

    I'm looking to refurb a property in South Manchester,  for a quick turnaround and to then rent out.

    Do you recommend to find a builder before I purchase the property or after?

    My concern with after is good builders tend to get booked up and I don't want to wait for a couple of months before they can start.

    Any advice on this subject would be much help.

    Hi Matt,

    I think its a prudent idea to have the builder on-board from when you are actually looking at potential properties.

    I would take them along with you to viewings so that they can give you a rough starting estimate of what needs doing.  Or take some photographs and send them to the builder to start a dialogue with them.

    You could also offer them a small bonus if they bring the project in on time and on budget.

    Agree with Vanessa, knowledge and preparation is Important. Get a builder to go around with you on the outset and tender the job whilst your in the process of purchasing too. Will also save time once you’ve purchased

    You could try NW Construction ( MANCHESTER ) ltd. Used on a few refurbishment around Manchester and very reliable. As with all good builders they may be booked up. If you look at  their reviews on the usual sites ( checkatrade.com  etc ) you will see they are excellent.
