Hello, I have been accepted for a 6 bed HMO license, but the council have asked for a few things like electrical certificates and so on - which is standard. However, they have also asked me to;"carry out a Fire Risk Assessment (FRA) in the property and provide copy of the FRA"Does any one know what this is, or have done one? Thanks!
I had a conversation about fire risk assessments in HMOs with a lady from my local council this week and this is the link she emailed to me for guidance
The requirements are different for each type of building. The LACORS fire safety guide, https://www.dashservices.org.uk/Media/Default/Docs/Lacors%20Fire%20Safety%20Guide.pdf gives specific examples of each type of HMO and a brief overview of fire risk assessment.
This should be all you need.

...that is just passing the buck. The guys in the Council should be able to carry out their own Fire risk assessment.
You need these if you are a freeholder of a block of flats, but I’ve not had any done for an HMO...
If you must, they are quite straightforward. They deal with things like your smoke detectors, your Fire Alarm system and service log book; fire doors and linings; intumescent strips; fire blankets and extinguishers in kitchens; your notices etc. etc...
My local council insisted that I completed a fire risk assessment for my 6 bed HMO as part of the licence application, but they supplied the FRA which was a relatively simple tick box form. Happy to share this with you if your council doesn’t provide one.
