    Flat roof/ Polycarbonate

    Hi all,

    I currently have a 2 bed terraced house with a basic conservatory on the back. The current roof (polycarbonate) is leaking and needs replacing. 
    The two options I’m considering:
    - replace the polycarbonate like for like 
    - Put a flat roof on and convert ‘in to another room’.

    Will putting a flat roof on increase the value of the house as the plan is to rent out the house in a couple of years?

    I personally hate polycarbonate but if you have it installed you have to look at why it is leaking. Is it damaged or poorly fitted? Replacing like with like and fitted properly is best but even that is not cheap. However to change it for a flat roof implies structural loads etc. and from an insulation point of view 3 wall polycarbonate is again reasonable, to change to  a flat roof if integal to the house then you have to insulate and allow for extra thickness for that. Not sure aout building control.

    if you go for the flat roof option consider using a rubber membrane as the covering, weve used it on a few jobs and its really easy to work with and cost effective
