Focus on Aldermore - how can they help you?

    Aldermore is the property investors / landlords friend!  For BOTH residential and BTL criteria, their current flexible features are as follows;

    "SELF-EMPLOYED

    1.       1 years trading with 1 years accounts acceptable at 85% MAX LTV. (resi mortgages)

    2.       We will take the latest years figures for affordability. We may require an accountants reference to mitigate concerns around sustainability.

    3.       We will use salary+dividends+share of retained net profit for a limited company director.

    ADVERSE CREDIT

    1.       We have a tiered pricing model to suit clients with differing levels of adverse. Level 2 and 3 ranges are capped at 80% LTV.

    2.       We can consider unsatisfied defaults and CCJ’S even if registered just 6 months ago.

    3.       Active debt management plans considered even at 95% LTV. (resi mortgages)

    4.       Payday loans accepted subject to being paid off for 6 months.

    5.       Missed secured and unsecured payments considered.

    6.       Discharged bankruptcies considered, we require a bankruptcy to have been discharged for a minimum of 6 years .

    AFFORDABILITY

    1.       5.5X income regardless of LTV when there is 50k income joint across an application. (resi mortgages)

    2.       We do offer the ability to borrow a higher loan amount on a 5 year fixed as a pose to a 2 or 3 year fixed.

    BUY TO LET

    1.       We have no SIC code requirements and will lend to trading limited companies.

    2.       No background portfolio limit.

    3.       No minimum income for an experienced landlord.

    4.       Our online affordability factors in rental growth.

    5.       Stress testing as low as 110% at 4.23%.

    6.       Top-slicing available to enhance the maximum lend.

    7.       No bedroom limit on HMO’S.

    8.       Up to 6 directors can be added to an application."

Interesting read, i use aldermore but have found them to be fairly slow in processing and everything seems to end up with their underwriters for weeks for decisions.
I feel the above should be caveated with we allow all of the following subject to signoff by our underwriters

LOL, you are probably right, although it's very much on a case by case basis, and also your caveat could be true of most lenders out there at the moment.

A proactive Broker can help with this though
