    Freehold title splitting

Hi, I have a property that is already split into and rented as two flats but the freehold is still a single title. Each flat has its own gas and electric meter although both are located in the ground floor flat and only 1 water meter for the property. I want to split the freehold into two titles, move one set of utility meters and install a second water meter so both flats are independant properties and can be sold as such. I've read loads of forums and sols advise but most seem to be aimed at buying a property to convert not an existing already converted property.

Where do I start? So far I think I need (after moving the gas/electric meters and installing a second water meter) Ineed to get land registry approved plans drawn up, submit an AP1 form to request title be split into I assume 2x leasehold. Is there anything else I'm missing?

    Thanks
