This rule is what has bitten me. I wish I had found propertytribes.com before investment was made.The sales guy and entire company knew shortlets < 90 are not allowed in 251 Southwark bridge road building and they still mis-sold the deal. There are other investors I know are out of pocket. Golden properties lied throughout the entire process - there entire after sales knew about the legal head lease does not allow putting these properties on airbnb and booking.com.The building management then emailed me and everyone registered as resident about that we are in direct breach of the head lease and must not let these apartments on airbnb and booking.com .After these findings I was shocked and I immediately decided not to be part of this investment *moderator content removed* and now this investment company is not returning my investment funds.I know other agencies have been asked to take down the listings from airbnb and booking.com and it is only matter of time until all apartments will be taken off as building management is clearly saying they will take people involved to court. I am going to court of course as it is now clear it was illegal deal. I refused to pay rent because the agreement they have done is void. It is very cleverly written that shortlets are allowed but they never mentioned airbnb and booking.com in emails. They never sent any reports of how many nights are booked etc from airbnb and booking.com due to legal reasons as they knew what was going on.I was asked to stay away from the two apartments which I invested into, which was very bizarre why would they want me away from apartment. Suspicions were raised.*moderator content removed* court will clearly see the evidence which I have in black and white. But the irony is if most of the 251 southwark bridge road building investors are sitting in foreign country so they won't know if they were part of these illegal deals, this investment company would never tell them the truth.They constantly asked me to stay away from the apartments which raised suspicions. I recorded their conversations on the phone. They were constantly lie on the phone and their tactics were to delay or avoid truth. I was asking in writing if they have power to let these properties on airbnb.com and booking.com etc. and they never gave any reports in writing. Just on the phone would say it is done. I also have reports from the Tokeet software which estate agents used and provided me and clearly shows they were filling bookings from airbnb booking.com but they would never send anything in emails or writing.
They used estate agents and the investors profiles(names) to run this illegal fraud investment deals.Also sales guy left the company *moderator content removed*. Anyway I would never trust this kind of investment as I clearly lost lot of money.Another lesson learnt is always check the head lease of the property before signing any agreement. I am hoping legal system can see it clearly and help me get my money back.

I am using solicitors for helping me write letters etc. I have given the investment company a final demand letter and a complaints letter as per instructions given by https://www.tpos.co.uk
You must fill a form and ask https://www.tpos.co.uk to investigate it too. But good to know Action Fraud has been notified and also complaint to FCA as their is money involved and they marketed something which is not possible. Please please do not stop reporting. Thanks for sharing this Maqbool I have submitted it too and so has another investors from 251 southwark bridge road building. Also the Action Fraud emailed me that they are going to make this priority as I have chasing up where are we? FCA is little slow. Anyway guys keep coming and let's come together and make sure innocent people are saved From investing into their dubious deals which are guaranteed to lose money.

Once the complaints process is over and If I do not get my money back then I will pay the solicitors a bit more money to start legal processing. We have concrete evidence and solicitor have confirmed. So contact them if you want help with your case.
