    Grant McEwan, rather loud property educator

    I was wondering if anyone has come across a 'new kid on the block' in the property sourcing education business called Grant McEwan?

    He is an ex car dealer from Manchester who flogs seminars and online courses in property sourcing and the ubiquitous 'commercial to residential' lessons.

    He is rather loud and shouts a lot. On Facebook he always seems to be at the exotic places - Ibiza, Monaco Grand Prix.

    There are the bottles of expensive champagne in ice buckets etc.

    Just wondered if anyone had actually purchased his wares and what their experience was.

    Seems a good salesman!

    The Perfect Group was incorporated in February 2016 and the Training Academy in October 2016.

    His facebook page indicates that he is a business partner of Andy Hubbard, who is a trainer at Progressive.

    I was unable to find any evidence of his property success at all and it was not mentioned in his own biog. He's been in property for less than 12 months according to that and his company incorporation dates. With his motor industry experience, he may well be a good sales and marketing person, so I expect he will get a lot of people signing up for his courses.

    I’ve been burned.

    I bought his course after watching an hour’s webinar. I wanted the training to help me systemise my current sourcing business and show me how to develop my brand.

    I paid £1750 and got immediate access and the course was ok - although too expensive when I think about other courses I’ve had at Progressive, for example, that have been much more intensive and face to face with follow up.

    Anyway, my issue is, since buying the course I’ve been added to his mailing list and over the past two months I’ve been bombarded with emails offering me EXACTLY the same course for far less money - at Halloween there was a discount, Black Friday/cyber Monday it was half price. The emails are laughing at me, telling me what I could have had if I hadn’t been buying when emotional.

     I’ve spoken to people who have all paid varying amounts for it too. One girl said she was very honest and just told him she only had £1000, he still gave her a login.

    His webpage today say the course is usually over £3,500 but today is only £1,797

    Be very very careful before you part with any money.

    Grant and his business partner were selling training and mentoring in commercial conversions and land finding on Facebook. I asked several times how many of these deals they have actually done. The answer is 'none' and they could provide no evidence that they'd used the strategies they were teaching.

    I do not know whether 'loud' Grant McEwan's course is any good. I was also sent never ending emails about this course and that course. Last year there were photos of him at Formula 1 Grand Prix's at Monte Carlo. Wonderful holidays of him skiing with all his chums. Expensive trips clubbing in Ibiza etc. Normal brash show off stuff that many people are seduced by and want to be a part of, so might buy the property course.

    A year ago, he boldly and loudly boasted about having just agreed circa 20 rent - to - rent Serviced Accommodation apartments in the north west. He trumpeted he was going to make £20k per month income from them. A few weeks ago on facebook, he said he was turning them all back to dull and safe buy to let properties, because he was being charged business rates of council tax and was losing £100s of pounds per month on each one.

    I suspect he has purely tried to build a *moderator content removed* reputation and persona to enable him to sell training and mentoring. It seems to be one of the more lucrative property strategies and it's the usual formula: spend a year on FB telling everyone how great you are; post about deals you've done with nothing to back them up; selfies at endless networking events; write an ebook; hey presto start selling courses and mentoring because you're an expert.

    He said he used to work 100 hours a week, really?! He also posted that within 18 months (I think) of getting in to property he had a 6 figure sourcing business, a six figure training business and had made 120k through flips.

    That's at least 320k within 18 months, all with none of his own money.  *moderator content removed*

    That lettings business he had with his alleged 40 R2R rental units The Perfect Group Limited is the company in voluntary* liquidation. His others don't show any assets, most recent with no financial data.
