    Guest House to self-catering

    Hi there,

    We are looking at purchasing a traditional guest house (that serves breakfast to guests and has an owner/manager living in) and converting it to a self catering guest house i.e. ensuite bedrooms with use of communal kitchen/living, no breakfast served and manager present during day time only.

    I've been unable to speak to anybody at the council to receive general planning/change of use advice. They just direct me to complete a pre-application online form at the cost of £250 which relates to a specific property. We don't know which property yet though until we know the planning guidelines. Argh!

    My question is: would this still constitute a guest house or would we need change of use to a HMO?

    Any obvious pitfalls/considerations in our plan? I've read lots of posts on here but can't find anything similar.

    Why not change the rooms to self catering with a small elfin kitchen in each one.  There's an ex guest house near me that has been transformed in to this and its very busy.  We go self catering a lot as we love to walk and have a dog but I wouldn't consider a shared kitchen.  We really only cook breakfast and snacks but I wouldn't want to leave my food in a shared area or watch someone else cooking.  It might also not need the same planning consents as they are in effect self contained units.
