    Good afternoon all, I've been following the tweets on Twitter & thought I'd join up & introduce myself.
    I've been in the property business for 26 years now. Initially as an estate agent in the Thames Valley, then I moved across in to land & new homes.
    In 1996 I joined David Wilson Homes as a land buyer. I've worked in land acquisition ever since. In September 2008 I set out on my own & started Number Six Consulting with the aim of using my knowledge, experience & skills to assist others and also to finally agree a few deals of my own & make some money.
    If I can help out on any matters relating to land acquisition, or sales, then please ask. Other than very complex high-rise schemes I have covered most types of acquisitions in my career. If I don;t know the answer immediately then I'll know someone who does.

    Thought I recognised the name , small world I provided consulting engineering (Buchanans)advice for you on a small development south of Newbury when you were at the developer Swan Hill, after which I went to work for Miller Homes and now just manage my own property portfolio which is predominantly HMO's

    The question sounds a little like asking how best to use a car.
    Options are used in a context. The key is to find a deal where it does not make sense to buy now but it makes sense to agree to buy later. How and when that happens varies a lot based on the needs of the parties to the transaction.
    In one case I advised on this evening the investor wanted to lock in a low purchase price but was intending to sell the property on rather than hold it. A different situation is where the investors want to gain control so they can improve a property before seeking long term bank financing.
    You might want to point Paul to your other thread where you described the multiple units that are up for sale but where the seller has reasons for not cashing out immediately.

    Hi Paul, yes, land at Ball Hill. A site that we eventually traded to Antler homes and made a steaming profit on the deal. That sewer was a nightmare!
    Have spoken to/seen Glen a few times since, but not recently.
