Hi there, I just wanted to write a note and introduce myself to this forum. I actually worked and learnt from Nick and Vanessa many years ago (around the time 4Walls and a Ceiling started) and I have always appreciated their mentorship and guidance - truly wonderful people.I have been out of the loop for a few years but have built a decent property portfolio with my brother in London, and have been living Primarily of the rental income the last few years.I slowed down after getting burned on some property deals just prior to the 2008 crash when Lenders suddenly reduced LTV overnight after I had exchanged contracts on a couple of deals (good way to learn lessons!)Recently my brother and I have decided to go separate ways and have sold our joint portfolio, (2 flats and a commercial premises) to split the profits and go our own ways.So I am currently going through a BIG RESET. I still have a couple of positive cashflow properties working and a holiday let abroad, but it's exciting because I have capital to work with and hope to be able to put it to work efficiently in property, which I always love.
Although with S24 and various things the market definitely seems to have changed so I am in the process of learning and re-adapting to new strategies.I hope to connect (and re-connect) with people here and get to know you, and look forward to being able to contribute to the community.Hi Nik and Vanessa - hope you are well.Best,

For me, an old 'Rigsby' type who's stuck in the old days, it will be really interesting to see how you get on as someone who's young, been there and done it (10yrs ago), but returning and adapting to a very different landscape.
Yes I think the strategies and opportunities are likely to be very different now. Especially with all teh new regulations I'm thinking more towards renovations and reselling rather than buy and hold for teh short term. But still researching.
