    HMO AST

    Hello - so a long story behind this of letting agent cock ups. Currently the HMO property will be let on an AST to 5 PHD students for 6 months. Well actually the let is for 5 months but the Agent says they will only do a 6 month contract. So the Agent has now signed them up (let's say moving in 1 May until end Sep); but the agreement which is physically signed today (25 Apr) has been dated by tenants and letting agent as 1 April. They wont be moving in until 1 May.

    Is this ok?

    Not sure why a contract signed on 25TH April, is dated 1 April. That is odd!

    Though it is fine to sign a contract in April and have a moving in date in May - as long as that is outlined as the start date of occupancy.

    Agree with your second comment, thanks, and yes was detailed.

    The first comment - the reason being that the Agent said they had a minimum contract length of six months and the tenancy needed to finish / was only required at the end Sep. I.e. the tenants wanted a 5 month contract to end at end Sep; I wanted them to be leaving end Sep; the Agent insisted on a 6 month contract (albeit moving in after 1 month and only paying for 5), and because end Sep was less than 6 months away the agreement was signed 'late' and therefore back dated
