There is an astounding lack of knowledge amongst property investors about economic and property cycles and how the economy works.Knowing about these 3 things will help you grow your portfolio and ensure you pay a lot more tax because you are making a lot more money.I've been asked by a couple of high profile posters why I consider myself to be an expert and why I'm so confident about the impending house price boom. It's pretty simple. I keep an open mind and I spend a hell of a lot of time educating myself.
Right. For those of you with an open mind I'm going to let you into some of my secrets. First you need to understand how the economy works. There is a marvellous man called Ray Dalio who has produced a Youtube video that explains things in an easy to understand way.Here it is:
Next you need to know about the 18 Year Property Cycle. Here is a very good explanation of it:

Once you've got all this under your belt you then need to look at the Nationwide Regional Quarterly Indices (Post '73) house price data to see what's happened to house prices over the last few decades.My area of expertise is Yorkshire and I use this data to see how the previous cycle worked out and how it compares to the current one.I then confidently make my prediction that house prices are going to more than double in the North over the next 5 years or so.I also know when house prices are going to drop by typically around 20% after the boom. Being good with spreadsheets and percentages helps with this a lot.
There you go.There is more than enough there to get you on your way to becoming a professional investor. You may all thank me in 5 years. and a Landlord who is not self opinionated in the way you come across today
If you look at the members on here as friends who share info you will gain a great deal from PTs
None of us know it all and thats why we are here

I have dueled with JC for years and I hope I have never come across as rude and self opinionated and I hope I have never offended him in person
I respect JC because of what he says and I think he is a Good Guy
I have met some super folk in the Landlord world some of them are friends Now
We are here to help each other . To put Other landlords down and assume they have such a lack of knowledge is wrong
I am sure you are well intentioned and your heart is in the right place
But arrogance I can do without to be honest Its not what you say its how you say it
