    How to make an offer subject to planning?

    If emailing an offer I would attach the offer as a signed document to look more professional, rather than having it just as an email. For what to include, you need the purchase price and terms and conditions of your purchase, something indicating your desire to proceed and perhaps contact details for your solicitor.

    We will discuss with the seller early on when we meet them that we are thinking to develop the property but in the majority of cases will not reveal what exactly we are looking to do...in a way that is our intellectual property and needs protecting from other potential buyers and agents that might be around. That is because other folks may also mess up the planning application even if they have the right scheme we have created, and likely someone else trying to run with that scheme will also have undercooked the build costs, inflated the development value and offered too much as a result to the seller...the result being the seller thinks their property is worth more than it is...the other buyer who pinches our scheme won't proceed with the purchase as they lack the expertise to secure planning consent and will be proposing to buy at a price that is not commercially viable. It can be really hard to go back in and salvage a deal like that where planning and purchase price have been messed up...once sellers have a figure in their head (however unrealistic it is) it is hard to reduce it.
