    How to remove cannabis farming tenant?

    Rented to two women. One left without telling us. The second moved her boyfriend in. They threw some furniture into garden. Some brand new stuff into the garage. Other pieces stacked in the conservatory. 

    Neighbours complained about the smell of cannabis. They saw lamps going in. Black plastic sheeting. Loads of 2x4 wood. Men are coming and going all hours. Police admit this is certainly a cannabis farm and returned house will be ruined. They cannot enter without a warrant. They say they can't get one without proof. 

    The tenants boyfriend has told us to clear off until October end of contract. The tenant has now stopped paying.

    The contract states we can start proceedings after only 1month missed payment. It also states if one tenant leaves the contract is automatically ended. To save to more damage to the house how can we proceed as quickly as possible.

    Hi it’s every landlords worst nightmare.  Why don’t you report a gas leak at the property.  The gas board have to come out and check.  Then you will have your proof to give to the police, I’m sure the gas company will report what’s going on.
    Just my thought on it.

    They can not gain entry without a warrant. To gain a warrant they need sufficient evidence. They police are restraint by the Gov/EU laws. Simple.

    Write a letter of appointment for an inspection, I suspect they will not give access,. But you have a paper trail and show you were making attempts to visit your property.

    You can go for unpaid rent and breach of tenancy of a suspected cannabis factory, by serving a section 8. It is a discretionary ground at court.  We can assist if you need help.  We have dealt with numerous cases like this.

    Our contract states if one tenant leaves the contract will end. The lead tenant left in May .she finally told us in June. The current tenant who has stopped paying rent no longer has a contract .I have tried to contact her by text , letter and phone calls. She ignores me. 
    Since the contract has been broken what rights do I have. 

    To add to the situation the two tenants did not rent the entire house , the downstairs sitting room was used as a store room and we added a cover letter signed by us and the tenants that we could enter the house, access this sitting room giving assurances that we would not enter other rooms . We warned them we would need to remove the fireplace and decorate during the 12 month contract.In return we reduced the rent far below the market value . 

    Surely we can legally at least enter this house as long as we do not stray into other rooms?

    This is a blatantly obvious cannabis farm.

    Your first concern is the property has been abandoned.  Tell the tenants this via a notice to the front door along with a warning that you'll be back in 48 hours notice with a locksmith.

    Turn up with a locksmith.

    It's almost guaranteed they'd have left based on your notice.  Once you gain access check for farm use and call the police.  Having a friendly electrician on board is useful at this stage as you can isolate the power without the street being digged up and your gas and electrical supplies being cut off.  It'll cost a fortune to reconnect.  Have 999 on speed dial in case they are still there. 

    Always put forward the view that you are not there to repossess but to ensure the property isn't abandoned and at risk.  If they ask for a new key give it to them.

    The house hasn't been abandoned. One tenant still lives there and has moved her drug dealer boyfriend in. 100 percent certain the bedrooms were converted to growing plants. The neighbour saw the lamps, 2x4 wood, silver mating ,black plastic. A window always open and the smell. Police said they could not get a warrant . Not enough proof. They changed the locks so we couldn't get in to get any proof.  They are still there . Refuse to speak to us. Don't pay rent anymore . Won't tell us when and if they will leave. We could change the locks when they both go out but they are part of a gang . They would kick the door in and maybe start on our family home. I feel like they have stolen a 200,000 house.  Have got the WiFi closed down. We wil stop paying council tax . Asked the electrify people to investigate the meter. They are only paying estimates and they must have used huge amounts or tampered with the meter.

    make sure your insurance is up to date and comprehensive . Issue a S8 and a S21.

    Gain entry to your property to access the single room, take some big friends, just in case.
    Smell a funny smell? Ring gas  board for emergency leak. If a cannabis farm is accidentally discovered dial 999 for the police.
