    Independent property manager advice

    Hello everyone, Sam here!

    I've been interested in the property industry for a while now and have been trying to learn some of the ropes and gain an understanding of viable investment opportunities and other ventures within the market. My curiosity actually began when discovering the Rent to Rent business model, which under further research, quickly became a scheme I wanted to personally stay well clear of due to the many pitfalls (which have been mentioned relentlessly on this forum).

    I am now exploring other options in the industry, and focussing my efforts on easing the pain points which landlords experience such as a lack of time, cash flow issues, dissatisfaction with letting agents' services etc.

    All of this research has led me to the conceptualisation of a service which ultimately (without spilling too much information) cuts out the need for letting agents and the use of their property management services, and instead, enables the direct connection between landlords and private, independent property managers.

    This, however, has led me to one massive question:

    Besides Rent to Renters - Do private, independent property managers exist? Do property managers only exist within big management firms and letting agencies? Essentially, is my concept redundant as there isn't such a thing as independent property managers? I've tried researching this but experience high levels of friction with google and struggle to discover what I'm looking to find.

    Hi Sam.

    Yes we exisit. I do it myself in and around Liverpool.

    Though I have experience building my own porrfolio, which I fully manage.

    I now offer a full end to end service to investors.

    There are a couple of key skills required,

    Good communication

    Good network of skilled professionals, suppliers, trades.

    Knowledge regarding regulations and complaince.

    Resolving problems.

    Systems and processes

    And doing what you say your going to do.....sounds a stupid thing to say but reliability means a lot to an investor who puts their trust in you to manage their asset.

    I'm not sure what you mean by Independent Property Manager - do you just mean a small business as opposed to being part of a larger organisation?  How would you be different?

    Most agents offer different levels of service to suit client's varying needs.

    If you are offering a professional service to others you will need to be fully compliant and have PI insurance.  Compliance will include a redress scheme, clients' money protection, etc.
