    Insurance cover question

    Hi  we own a commercial property that’s let out on FRI lease, there is some land at the rear that has had trespassers who have also accumulated quite a bit of rubbish.

    We have informed our leaseholder to remove the trespassers ( this is quite straight forward as they are only outside) once removed would we be able to claim on the building insurance for the clean up and making that area secure, I can’t seem to find anything relevant in our policy regarding trespassers etc.

    Your Policy Document and/or supporting documentation probably has 2 lists - what you CAN CLAIM for- and what you CANNOT CLAIM for.

    If you DO make a claim - you will end up paying a higher premium for a few years - best rates being typically for those with 5 yrs without claim.

    Unless the clean up will cost a massive amount - it may not be worth claiming anyway.

    Thanks for the response.

    We have informed the tenant that the matter needs to be dealt with and everything made secured to stop a repeat. They are asking if this could be done via the building insurance as the trespassers caused the mess. As the tenant  pays the premium and will pay further premiums. They feel if covered they want to use this route. Has any encountered a similar problem and made a claim?
