    Investing in Folkestone

    Hi there, I'm looking at buying a 5 bed semi-detached house in Folkestone, very close to West Folkestone station, and converting it into a 4 bed HMO so that everyone will have double rooms and en suites.

    Before I do though I'm looking to get some info about the rental market in that area of Folkestone, can anyone help with this?

    Is it worth converting into an HMO or is there a market for 5 bed houses as single lets? What type of clientele should I be expecting/aiming at? Any idea what kind of rent I can expect for a double en suite room in an HMO and what I would expect from a 5 bed single let?

    Any advice would be much appreciated! Thanks

    Best way is to speak to several estate agents in the area and get a feel.

    Also suggest you have a look at spareroom.co.uk to get an idea of demand and prices.  A quick search would seem to suggest you are looking at £500 - £550 pm for double ensuite rooms in Folkestone.

    i'd echo the last comment - check spareroom. I am investing here too but v close to the harbour arm.. so that i can do service accomodation/booking.com if needs; not too sure folkest west is a strong rental tbh.

    I agree, possibly speak with local estate agents, to see what the rents are in the area you are looking at.
