I'm wondering if there's any PT members here that are involved in investments that aren't property. I thinking along the lines of Advertising billboards, car parks, etc (Anything that isn't property in-which you have invested and are gaining a passive income?)
If you have an ounce of knowledge on this sector, please can you let me know what you're experience is? I'd love to explore this avenue along side a resi portfolio.
I have some money in peer to business lending if that counts? I've had 7%, then 10% and more like 7% return each year. You get the odd bad debt but you can choose th loans that you lend to and can mitigate that risk to a degree.You just need to be fast to do it otherwise the good loans are snapped up pretty fast.I also have a small amount in cryptos but that's purely speculative.

I have looked at advertising hoardings, but I get the feeling they're possibly a dieing form of advertisement.
If you look at most hoardings they have the name of a company and a reference number. If there's hoardings (usually at auction) for sale there could be a reason for them being sold on in that they've been tough to sell advertising on.
Other than advertising on, what other use can they have?
I looked at car parks for a while, but in the SE they're just a building plot in waiting, so are valued as such, and the only way to make money off them really is to build on them as they're expensive up-front.
Advertising boards are pretty well in firm hands and never come on the market or only to those in the know. Years ago they were cheap and available . I know some who would buy the property just for the board on the side then strip it out and resale the property. Those days are long gone. Car parks are just another investment fad to get suckers to part with their money, just like buying rooms in hotels.. Peer to business has been very popular and is now facing its biggest problem as the number of bankruptcies is growing as the economic outlook continues to deteriorate. Default rates have been increasing and to date they have not fed down for losses to investors. - but only a matter of time. All assets classes are over valued currently and a massive adjustment is needed to values- downwards. With world economic conditions also deteriorating ( see my other comments about this) buy gold and silver. OR a good collection of fine wines to drown your sorrows when it all goes belly up.
Touchless carwashes have been popping up like mushrooms here in Poland. They don't need much of a plot to fit a 3 or 4 lane unit. Must be worthwhile since there are more being built. You could look at digital advertising boards particularly if your building is at a junction or on a main road. Fit one to your building and get an added revenue stream.
