    Investment ROI calculator

    Good Morning

    I'm about to get into BTL seriously and I still cant make my numbers when it comes to ROI figures. Is anyone here who can help me to create excel spreadsheet or has got one, to calcalute the ROI and Yield based on BTL with buy-refurbish-refinance model? I want to include also all legal, broker and other associated costs within spreadsheet.

    I will appreciate your help.

    Congratulations on starting your BTL journey, there can be many factors to take into consideration which can cause headache, so I hope you find the best formulas for you to help ease that.     I've had a quick look at this calculator and cannot see how I can adjust figures for the ROCI calculator?

    There are no allowances for management charges, service charges/ground rent (for a flat), voids, maintenance etc.

    Only with these figures can you get a true measure on the ROCI

    I’m sorry the calculator didn’t suit your needs. I shared just in case people wanted a quick tool to input all the figures in a couple of boxes to calculate ROCI. Understandably you want something a bit more broken down in this instance.

    For flats on our site the services charges and ground rent are taken into consideration instead.

    We do offer a limitless calculator to our premium members and anyone on a free trial which goes in depth with all the things you state and more.

    If you wish to use this feature, you may find this useful in the future.

    In the meantime, hope you find something that helps you with this.

    Work out what you need to know and work out how to calculate it.  It shouldn't take long to plug that into excel.
