  • HMO & Multi-Lets

    Is licensing required in this instance?

    Under the Mandatory Licensing scheme throughout England, is a property which has 4 tenants, who are all separate unrelated families, subject to HMO Licensing?

    In other words, can I get a property with 3 beds, and convert that to a 4 bed and let each room out without the need for a license?

    Secondly, if a landlord already has a HMO license, then would I need my own separate license if I come in as a Rent 2 Renter and take over the property and sublet each room to tenants? Or would the Landlord's license be adequate for me too?
