    JV partnership - Advice Required?

    JV partnership - Advice Required

    Hi to All,

    Looking at an investment commercial property ( 8 shops) purchase price at £650k+ costs. Producing  Rent: £80k P/A

    (Lease varies from 3-8 years)

    JV partner  willing to put around 30% ( say £200k) and borrow the balance from the bank.

    Whats the best and fairest way of paying? / 30% equity or 50% share ?

    Should there be interest to be paid for the (30%/ £200k)?

    if to buyout in the future then to pay (30/50% + £200k?

    On SPV LTD Limited Company? according to the above share agreed ?

    Would we also require to do a JV partnership with Solicitor?

    Looking for some genuine advice on the above with In-depth explanation if possible plz;

    If it's a JV what is your input other than sourcing the properties?.Since the shops are all leased  you will not be able do anything to increase their value unless all 8 shops are coming up for a rent review soon
