Unfortunately a plot of land I was considering buying (was included in a property purchase with over 1 acre of land) to build 4 or 5 four bed houses has fallen through. Had a option contract to purchase given planning permission granted but after some pre planning consultation was advised this had a high percentage of not getting planning.
I have an investor that is potentially going to invest £1 million offering him a 10% fixed fee for a property development - new build. Meeting him in July in Switzerland. Plan is maybe build refinance or build to rent. Problem is I am now stuck in offering him a development site.
Does anyone have a suggestion for good land sourcing sites (happy to consider both with planning or without) or happy to consider a JV opportunity.
Taking a 10% fee on £1M aren't YOU supposed to be the expert here?
Is a staggered return - the 10% is on a certain portion of the million and lower rate above a certain level - not based on the whole amount. Plus the returns we had calculated on the GDV left plenty of profit (for worst case scenarios).
I have a site with planning that I have just concluded Section 106 agreement on. It has planning for a detached housing development and a 10% affordable housing contribution. I was thinking of getting a builder to build out units or maybe a JV opportunity.

We are seriously looking at several sites, which an investor might buy into; they will become individual and group self and custom build plots. The investment funding is needed possibly to purchase the land, and definitely to put in the infrastructure (access road & utilities), before selling the plots. Thanks to the Right to Build this is a less risky and quicker investment than speculative building on the land. Some of our potential sites already have PP, others are close. There is an interesting plot of land for sale locally to me with planning permission for 6 flats plus 1 retail unit.
