  • I'm currently renting a property in London and 2 weeks ago there was a leak coming from the roof. There was damage to the ceiling and to my sofa. The landlord has paid and fixed the roof tiles and repainted the ceiling however he has refused to pay for my sofa to be professionally cleaned/steam cleaned as he said the property was offered unfurnished.

I now need to hire a steam cleaner and carry out the work myself. This is costing me time and money. Do I have any rights in this matter?

If your property has been damaged as a result of disrepair then you are entitled to have it restored to the condition it was in before it was damaged.

    Yes, I know that.

As I said if your property (ie your sofa) has been damaged as a result of disrepair in the property you are renting then you are entitled to have it put back as it was before.

He's refusing to pay, is there anything that can be done?

Speak to your local authority, you will be entitled to an hours free legal advice.

They should be able to help in in that department in regards to rent problems etc.
