  • Auction Tribe

    Leasehold flat at auction - no ground rent receipts or freeholder information

    Going to auction in an hour - there's a potentially good leasehold flat in London (i.e. there might be a discount due to short lease).

    However, there's no evidence of ground rent payments etc. in the legal pack/no leasehold queries answered etc.

    Buy or leave?

    Don't know how long it takes, but have you tried Land Registry?

    Could be VERY costly, with 6 years of ground rent to pay along with 6 years of repair bills and there may also be costly repairs to the building just about to start. If the block management company (or free holder) is not setup and run correctly you will not be able to get a mortgage. There may be no building insurance in place, and no way to get any repairs done that are needed. But check the legal pack on arrive, as often information is added on the day of the auction.
