    Letting agent greed

    Asked my letting agent to get me a quote for new carpet up the stairs and also in one bedroom (i was busy and not able to organise at the time). They quoted 580. Thinking this was a lot i eventually got round to getting my own quote, guess what 280. Dont trust them now!

    Hi Charlie,

    Was it a like-for-like quote?

    There are different qualities of underlay and also carpet.  We had a large 14 ft by 12 ft bedroom done recently and that cost £480.00 and then there was removal of the original carpet, which cost £90.00.

    Perhaps the agent quoted for a better quality carpet and underlay than the one you got a quote for?

    Did they show you their waste license to remove old carpets, bet they didn't have one. Friend got caught like this recently and fined

    On the subject of carpets and flooring, how do others on here deal with requests for upgrades? I always seem to be fitting replacement carpets etc. I always use a decent quality of flooring in the hope that it will last but recently I seem to be getting lots of requests for an up grade. Do you just say No and pass it back to the tenant or carry out the upgrade. I would add, I do have many long term tenants.

    Don't let the tenant replece the carpet. I recently took up a tenant-laid carpet to find cheap laminate under the carpet and my original carpet under that; all covered with glue. Cheap carpet only lasts a few years and looks awful quickly.

    Recently I've switched to buying kronoklick type laminate.Tenants seem to like it and it's quick to install but I need a few more years to be sure it's the perfect solution. Cheap underlay is a false economy.

    L/Lord carpet every time - with half decent underlay - expect to replace it every 3-5 years - dont go expensive its a waste of money

    And if you can buy it on line - underlay is half price of Carpetright - just did a 4 bed house fully carpeted and underlay in half of it for less than ££900 + fitting - secret is know a carpet fitter who does it on a Saturday for cash!
