Hi Guys, it has been a long time since I needed to find new tenants as they tend to stay a long time.
As I'm not up to date with all the changes and checks that we need to do I've decided to use a letting agent's find service only. Can I hold the deposit or has the agent got to hold it or lodge it? I manage some of my properties and usually hold the deposit but I've not used a letting agent's find service before.
If you have any tips about using an agent then that would be helpful.
I use estate agents on a tenant find only basis. I do all the paperwork side myself including contracts and credit checks etc as well as taking the bond and putting it into the DPS.
I get charged £200 + vat for this service, Im in Northumberland

Best to check with the agent you choose as to what they offer for each level of service.

Can't recommend them highly enough. There's a thread on here about them - all positive reviews I think.

Also try LRS whose referencing will also qualify for RGI if sufficient and is the only one who uses network referencing.
For about £140 you get full referencing and an annual RGI policy
You certainly don't need to use conventional and very expensive referencing services

If I was you I would obtain quotes for the providers you have been advised of including the RGI costs.
You could then make an objective consumer decision.
