    Letting on Air BnB while marketing a property

    Hello,

    I'm currently in the process of renovating my latest flip in barnsley . ex local authority 3 bed semi worth between £90-£100 k once complete.

    I will stage this property ready for marketing .

    I'm thinking about renting via airbnb whilst still marketing the property .

    I will notify the buildings insurance and arrange contents insurance .

    The property is unemcumbered.

    Any advice from landlords using airbnb is appreciated

    Hi Roger,

    I like your thinking ... but I have three reservations:

    1.  For Air BNB, you have to equip a property down to the last teaspoon and you need three sets of all bed linen, towels, dressing gowns etc.  There will also be marketing costs.  This can add up to a significant amount of money.  What happens if you pay for all of this, and you don't get it back via your bookings?  Where will you store everything when the property is sold?

    2.   If you want to arrange viewings of the property, what will your Air BnB guests think of that?  I suspect they won't want to comply with it.

    3.   If you build up a lot of bookings, you will have to honour those before giving your buyer a completion date.  Should you have a buyer who wishes to complete quickly, you will have to cancel your Air BnB bookings and give them refunds.

    Having slept on it Ive decided against the airbnb idea !

    The problem is once I start renting it then its no longer new and shiny ! even assuming theres no damage .
