Does anyone have experience of a reliable honest lettings agent in the Salford / Manchester area? - looking for a firm for a full management service.
Also, does anyone have experience of online based rental management companies? They seem to be cheap but are they any good?
I won't be able to answer your question directly but was curious to know for my own market research...
If there was a company that offered really good quality service for full management, what percentage fee of the monthly rental would be willing to pay for it?
Would something like 12% management fee be a reasonable request but this would include no additional cost such as all sorts of fees that a normal estate agent charges - eg contract renewal fee, inventory fee, tenant find fee, etc. Basically a fixed cut from rent for a packaged service.
Disclaimer: I have no legal expertise nor am I a qualified advisor on any subject. A humble landlord using an open forum to exchange ideas and experiences.
My current lettings agent charge 6% but they haven't looked after the property well. They also tried to charge an outgoing tenant hundreds of pounds for damage that pre-existed the tenants move into the property. In short 6% got me an agent that was unreliable and dishonest, they also do charge tenant find fee etc..
If an agent was charging a 12% flat fee, was reliable and honest, and wouldn't try to mis-treat tenants that would appear to be a good service offer to me
That's for the feedback. It's something I'm working on to create that model.
I used estate agents before and the service I got from them for the fees that they were charging was atrocious. I thought I could do a better job and create my own more rounded company. I'm still in the process of building it but collecting research to understand what landlords would be willing to pay for a service which focuses on making things open and transparent between LL and Tenants but have a simple pricing model without hidden charges.
Sounds interesting. You don't happen to live in/near Manchester do you?
I live in the Midlands at the moment. Starting small and hopefully through building a reputation I end up moving to other regions of UK.
I'll share my experience and journey on this forum as I find it really useful to get different views from everyone.
