    Linked transaction query ?

    Hi, wonder if anyone can help me on this please :

    In 2010 a residential Lease was granted at nil premium but at £36,500 rent (for 20 years)

    A contemporaneous lease of adjoining land (non-residential)  is now being granted at a premium of 300k with no additional rent.

    The parties are all the same.

    Would these be classed as linked and can anyone give me any clue as to what SDLT would be payable, please ?

    Yes the transactions are linked.  That the same parties are involved makes them linked

    I am not sure that my calculation for the SDLT is correct (partly because I can't immediately find the rates applicable to lease transactions in 2010), but I think it is £6,036.  That being £1536 on the rent and £4500 on the lease premium

    It wouldn't be a massive surprise if my calculation was wrong and you certainly should not rely it
