    Live in my own HMO?

    Is there a mortgage product that would allow me to live in my own HMO?

    Hi Edwin,

    The simple answer is "no".

    Remember that residential is regulated and BTL is unregulated.

    Therefore, living in a property comes under residential, but you want a BTL product.

    To get an HMO mortgage and then live in one room yourself would be a breach of the T & C's of the mortgage.

    To get a residential mortgage and let out other rooms that creates an HMO would be a breach of the T & C's of the mortgage.

    You can, of course, live in the house as a resi and let out (a maximum of) two rooms to lodgers without it becoming an HMO.

    Thanks for making that clear guys. I was under the impression that its possible to have a BTL HMO mortgage and live there if the mortgage supplier makes it residential compliant when taken out.
