    Liverpool - Anfield area (L4)

    Any thought regarding buying a terraced house in L4 for a BTL?

    Hi Ashton.

    L4 can be very diverse. I own a few in the area. On paper great return  it it comes with many risks. You have to work more than you would expect to earn your money, void periods, unstable tenancies, environment health. Asset appreciation is stagnante. Though investment is being made around LFC ground.

    Like i say a few properties I own in the area I have experienced these issues, BUT, a two minute walk you can have no problems at all.

    DM with further details and I can response with honest answer. L4 can provide other opportunities in property.

    I live abroad. The assets that I was suggested are in Hobeck and in Nimrod street. Are these decent ones?

    I will look into this in more detail. Nimrod is more Walton near Goodison Park. Again I have experience there.

    L4 in general we think is a good place to invest in as capital growth and yield are strong in that area.

    Heres one example:

    Our system shows this property as a score 10 which means that it has potential for great capital growth and the rental yield is very healthy as you can see.

    Why L4,Is it an area you are familiar with?

    L4 it's where the properties I was suggested are located. I am looking for a decent property for a long time with a nice yield. Any location might work for me.

    L4 is a deprived in many areas. The use of yields can trick in untrained eye.

    For example. The property on Stuart Street.

    60k is the maximum value for such a property. So any capital investment will stay in the property for some time.

    Also. The yield of 10.4 is unrealistic if the propery is  2 bed. Plus that's Gross Yield, not Net.

    Just my opinion.
