    Local Land Charges

    Just had an email from the Council claiming I have a Outstanding invoice so they are going to make a Local Land Charge against one of my properties?! What are they and can they just do this?

    Have you checked its from the council . I only ask as there are so many spam emails going out .

    A creditor can only put a charge on your property if they have a CCJ against you. I expect its a spam trying to get you to pay over some money. If not you should know if you owe monies and would have had information about a judgement being issued well before any charge is put on your property. Also check you have not had your information stolen and some else has cloned your details. Do a credit check which should show up any usual activity on your property or name.

    Its a genuine email from the Council;

    In the circumstances, the Council has decided to rely upon its legal right to secure the outstanding debts against the affected properties by way of Local Land Charge. This means that the debts will remain attached to your properties accruing interest at 8% over Bank of England Base Rate until such time as the debt is discharged. The Council may in future pursue its legal right to force a sale of the property in order to recoup the charged debt.

    Why not pick up your phone and speak to the council and check if its genuine,If it is pay them what you owe

    we had a similar thing long time ago about council tax when stupid council wrote to the rental address (despite having our address) and stupid tenants never told us there was post for us.
