    Managing Energy Bills

    Does anyone know of companies who can manage the energy bills at my properties (around 20) I have tenants coming and leaving so never know from one property to the next who the suppliers are, how to get access to the bills or if the tenant or myself are paying too much. It'll be good to have this managed for me and to have one place to see all this information. Any help here is appreciated.

    I presume when you do the check-out you take a picture of the meter or similar? Get the meter number and you can use the automated services to find out who the Gas or Electricity supplier is.     Does your AST state liability as the tenant or the LL

    I offer inclusive rents to some of my tenants.

    Other tenants are the utility contract owners.

    If you offer inclusive rent then you are responsible for the bills even if the bills are in the tenant name.

    If the contracts are in the tenant name and rent is exclusive then the tenant is responsible.

    To NOT know what the situation is for 20 properties is a bit bizarre.

    You'll appreciate if bills in tenant name (advisable if you wish to avoid being ripped off with large bills as the heating is on high, 24x7..) then tenant is legally entitled to change suppliers or indeed meter type (to, say,key-meter..)

    Thanks! I've asked around on a few forums and joined an automated energy switching service called Switchd.co.uk and added all my properties. Their website says that they'll keep all the properties on the cheapest energy deal and I have access to all the bills and supplier info in one dashboard making it easier to manage. Was easy to sign-up my properties up and great customer service too.

    Crikey so you have 20 inclusive AST contracts!!!??

    Brave of you especially in a very harsh winter.

    Very awkward to determine 'fair usage'

    You obviously  have your own business  reasons for offering so many inclusive AST and clearly it seems to work for you.

    For me I would not go as far as you have with inclusive AST.

    But we LL all have our own business take on things.
