    Manchester specialist BTL survey

    Hi property tribers!

    I have had an offer accepted on a BTL two-bed terrace house in Manchester.

    Having read through some other threads on this site, I think it is wise to purchase a full structural/building survey.

    Can anyone recommend a company to carry out a thorough and reliable BTL survey for me?

    Any help is much appreciated as always!

    If your property is old and you have genuine concerns then a full structural is worth their weight in gold. However if you look around and the property looks sound then its most of the time it's all OK.

    Also there is no loss on knocking neighbours doors and politely asking for their views on the structure of their houses. This might give you a rough guide. Since you're doing a big purchase no harm in asking and also good opportunity to get to know the neighbours from the outset. Might save you couple of hundred pounds just by knocking on the next door. It's not 100% guaranteed that there are no issues but gives you one additional piece of info to decided what level of survey you want doing.

    With regards to the surveyor themselves, In my experience I tend to go with the surveyor offered by the lender / conveyancing firm and instruct them to do the full structural. Your broker might also have some contacts. That way it goes through the mortgage process smoothly as it's done by the person lender uses normally.

    A company called Skyline Surveyors has a specialist BTL survey product which may be of interest to you.  Neither myself or Property Tribes has any affiliation with this company, I just happen to know about this product because I interviewed the surveyor who runs the Residential Property Surveyors Association and he talked about it.
