    Mears Housing- Asylum seekers

    Has anybody had experience with the Mears Group regarding rent to rent from in relation to Asylum seekers.?

    They're offering a 5 or 10 year lease, full management by themselves for the lease period. seems interesting.

    Hi,

    I have used them but for Luton council tenants. The only thing you have to pay for the repairs. Check that out apart from that money will come in regularly. Used them for couple of my properties.

    Who pays when it's obvious the damage has been caused by the tenants?

    Do Mears just call you to report the problem and then it's all down to you?

    It would be more interesting if they offered a more commercial FRI deal.

    Do check as they  have two schemes guaranteed rent and nightly rate. Nightly rate may get more rent monthly but not guaranteed. I was on nightly rate was paying good money but on weeks notice they can terminate the contract too.

    I had them renting a property from me which they used to house an Army family and Mears always paid the rent on time . The family left quite a mess and damage to decorations blinds carpets etc .Mears accepted responsibility for all this and paid for the restoration work but we’re quite tough to deal with regarding how much was attributable to aging /wear and tear so how much of my repair estimates should be written down . I accepted their offer which was about half of what my estimates were but to be fair they were following the guidelines eg a carpet in a rental has a lifespan of 5 years so if a family moves in after 2 years and stays in the property for 3 years it’s has no residual value to make a claim against etc . 
         Overall renting to Mears  it was a positive experience from my point of view .

    Thanks Yorkshire lad, interesting post.

    Its a couple of HMO's Im interested in leasing to them. Seems a reasonable deal.
