    She wrote a fantastic poem  on how BTL was finished

    I know she has changed her view on BTL since the Poem but its still worth reading it

    I have had the pleasure of meeting Angela a couple of times

    I agree she is humble and there is a no sense of self importance about her.

    Her  demeanour  is unassuming and I like that

    But beneath  that quiet exterior make no mistake her brain is racing and on fire

    She has put in and still puts in the day to day dedication to the cause

    Trusting her own judgement because its - well erm  - much better than  others

    Angela can run rings round the majority because there is little she has not dealt with hands on

    Empirical learning is the best I think .

    Its better to know stuff because you have done it yourself not because you have read it in a textbook

    And Angela has done that hard graft

    Angela is her own walking talking encyclopedia as a result and deserves all the success she has had

    If you want to build a portfolio and self manage - Buy into her brain and you wont go far wrong

    I would echo JC's comments. I have been lucky enough to meet and chat with Angela, as well as read her book (which was very good indeed).

    Its good to know that there are genuine people in this industry, though sadly they are vastly outnumbered by the 'fake it till you make it' and 'Billy Bullshitters' brigade.

    Thank you so much to all for the kind words especially Jonathan and Phil - and DL (!)  We're all true survivors - yay!   It's fantastic to think how we're still standing and thriving, despite all the slings and arrows from government and elsewhere of the last few years that have troubled but not defeated us.  Yay!  It makes me feel very exuberant - I want to sing:

    unfortunately I've not yet had the pleasure in meeting you but may be one day I will. I've listened to the interview with great interest and really enjoyed it, so thank you!

    Just out of interest you mentioned that you have already sold some of your houses because of the tax changes, would I be correct in thinking that you do not have your portfolio in a LTD company ? Also out of all of the properties you still own how many are still mortgaged and would these have a LTV of around 75% ?

    I only ask these questions as I own 19 properties and feel that I am doing ok but some reassurance goes along way when a true professional is doing pretty much the same as me.

    Hi Jamie,

    Thanks for your kind words.  Well done with your 19 properties.

    The LTV on our portfolio was around 75% at the time that S24 was announced and I wanted to reduce that.  It is now 44%.  I didn't need to reduce LTV by that much but once we started, it suited us to carry on!

    We will likely continue on the path of selling and paying off mortgages but at this stage it has little to do with S24, more just choice.  I think there are times in life when one perspective is top priority and later others, such as - thinking of a rocket - taking risks to launch but then taking care to land back down to earth safely!

    I do own some properties in limited companies.  We only had six in a company, but I moved eight more into (two) companies (one for each lender) when S24 was announced, before the 3% stamp duty surcharge kicked in; they were ones recently bought or in areas with little to no capital gains.  (I've actually sold a couple of them since!)   I also own some properties jointly with my brother which are in another limited company.

    I hope this is reassuring, but everyone's circumstances differ of course.
