    Multiple dwelling relief on HMO portfolio?

    I am looking at buying a portfolio of 10 student HMO's for approx £1million.

    Would they qualify for multiple dwellings relief on stamp duty or any other savings?

    If these are purpose built student accommodation then they may not be dwellings anyway. If it is 10 houses with an HMO license which you wish to have students occupy then they are 10 dwellings and MDR would apply.

    If the values are similar then you may prefer looking at commercial rates if they are linked transactions for SDLT purposes.

    This is a case worth paying for specific SDLT advice.

    Thanks for the advice Stuart. They are a mix of 4 & 5 bed terraced houses and the 5 beds are licensed.

    If I can get 52 weeks occupancy the rental return is £221K at 48 weeks £204K. Although I am an experienced HMO Landlord these will be my first student HMO's.
