    New build warranty

    Hi all, can anyone advise?

    We've just completed a barn conversion into 2 properties that we are remortgaging, Building Control has been passed and we've only now been informed by the lender that they also require a new build warranty, even though this is a conversion.

    Does anyone know any companies that will provide a warranty under these circumstances, as most that I have been reading about would want to carry out the building control work as well?

    I've been quoted by someone to provide the alternative Professional Consultants Certificate, but this is 3k per plot, does anyone have an idea what a new build warranty is likely to cost in comparison, for a rebuild cost of £490k per unit. I appreciate there are a lot of variables but any advice is welcome.

    If the PCC will satisfy the lender I would say that’s a very good price for retrospective warranties

    I have to agree. I’ve had to pay out on retrospective warranties and 3k is a bargain. They can’t see through walls so they’re trusting in the paperwork and hoping everything has been done correctly. If something goes wrong they’ll be in the hook for a huge sum. Bite their hand off.

    I was caught out in 2003 when the CML changed their policy regarding building warranties, at the time i was quoted a cost of 25k for an architects certificate for a new build of four flats, at that point i’d only got as far as dpc. I’d take the deal you’ve been offered in a heartbeat, so long as it fullfills your needs.
