I do not expect reply to my questions any time soon, as I see you are extremely busy but was wondering if there are properties you keep for yourself? are you building a portfolio at all? is it in your future plans?
I was brought up by the mantra of "never sell a property" and your developments are all in very prime locations, hence I am asking if you were ever tempted to keep them (refinance, pull out development cost and let out)?

Pete to answer your question as I'm still building capital it didn't make sense for me to hold the properties. The rental yield is so low on these it makes sense to sell up and take all the equity and profit and move on. However now that I'm doing some larger developments with 20 or so flats I will be able to refinance out all my initial equity and keep some of them. I really would love to keep more of what I do, the cashlfow would be handy, but at the moment it's about building capital.

I'm in the process of renovating my home funded by remortaging my two BTLs, and it's been so enjoyable. The glazing and bi-folds went in today and I'm sick with excitment and how it's all coming on, and the race to the finish line!
Last week I asked my builders if they would be intereted in a JV, as they are trustworthy, honest and competent, and they have said yes, so now the hard bit .... find the project!
I am going to send them a link to this clip, as it's so inspiring. Well done Nicole!
