    No Felt Lining in Roof

    Hi Tribe 

    I am selling a Victorian terrace which does not have felt lining underside of the roof - will this affect a potential buyers mortgage ie will their mortgage company decline lending because of this?

    No, so long as the roof is in good condition it should be perfectly acceptable, however do not be surprised for a purchasers valuation to state that the roof covering is at the end of its economic life.

    Roofing felt or undersarking ( sometimes used alongside close boarding) was originally designed for roofs in exposed conditions where water could be wind driven up under ( generally slates, but not uncommonly tiled roofs) the roof covering.
    Over the years it became the norm to felt a roof , it made the roof design simpler , overlaps could be reduced and minor leaks that resulted from a poor job or deterioration over the years would be dealt with by the felt. Though when the felt created too airtight a structure this could result in condensation problems within the roof structure, hence the need these days for ventilation and or breathable felts/membranes.

    Btw do you know if it is acceptable to insulate directly under rafters without a felt or membrane lining?

    That’s a whole other area of building control/regulation and good practice. If you know what you’ve got then do a google search and see if its in line with current practice. Valuation report may note whats been done but short of a full survey probably go no further, though thats not to say the purchasers solicitors won’t ask for more details. See what happens and take it from there.

    Felt lining is a modern practice, originally roofs were constructed without any such lining, as a correctly tiled roof does not need one. The purpose of such a lining is only to prevent any minor leaks or condensation falling on to the wood supports, and make it quicker for builders - in other words a short cut in construction.  Do not in any circumstances ever use insulation especially spray foam under the tiles themselves, this will over time cause rot and structural failure of the roof. Insulation by the way of correctly layed rolls and sheet material be applied to the floor of the loft. Roofs are supposed to have a good airflow (loft conversions have measures within them to prevent damage caused by the insulation).  You may see the lack of roof felt mentioned, in your survey but this should not effect the ability to get a mortgage.

    West Yorkshire is stuffed with Victorian terraces a by product of the industrial revolution and many have origional slate and have not been reroofed with felt and tiles and I’ve never heard of an issue with getting mortgages on them as long as the roof looks reasonable to the valuer who may at most look through a pair of binoculars from across the street.
           These old terraces have stood the test of time and they still look far more solid than a lot of new houses do after 25 years !
