  • Property-a-holics

    Pack for estate agents

    We are off to Manchester again this week viewing properties and I'm in the process of putting together a pack for estate agents showing that we are serious.

    So far I have:

    • Decision in principle
    • Proof of funds
    • Name and address of solicitor
    • Photo ID for both of us

    Is there anything else that we might include?

    Hi Ian,

    Well done for getting prepared.

    I would just ask your solicitor for a letter confirming that you have the deposit and that he is "in funds" to act quickly if a sale is agreed.

    I would also take business cards and leave them with agents you visit.

    As an addition...

    We always send a follow up letter after every property that we view.  Thanking the agent and either declining to make an offer with some feedback or giving details of the offer we want to make including reasoning if it is significantly below the asking price.

    We try to be organised as it benefits everyone involved, including us of course! It doesn't always work like that and most of the time I feel anything but organised!

    We live in the Midlands (Coventry and Warwick) so Manchester is about a 2 hour drive away.

    We invest there because I spent 20+ years there so have some local knowledge, because prices are good and rising (although we predominantly invest for cash flow) and because we have a very good letting agent which is one of the keys to a successful business in my opinion.
