    Packaging A Deal

    Morning,

    So quick background on myself which may help followed by a short question. I currently work within the Motor Trade sales as my day job generating good cash flow i was allowed to experiment and chase a passion (property) without having to go to the very bottom of an estate agency and take pay cuts etc. I  have been doing some work as an introducer for some off plan developers in Birmingham/surrounding areas as well as a cape verde. I have been able to secure business through sourcing investors from Linkedin.

    Whilst I try to ramp up the business and have the freedom of being able to leave my job if I wish for a good year or two I am now trying to maximise all profit opportunities.

    I originally began trying to source my own properties through RM & Zoopla which sparked my interest. Looking at costs, incomes, some due dilligence and working off 'almost worse case scenario' figures I was able to find some property with some good returns available or at least do the math to know if I could get another 25pcm rent out of this by adding value/8/9k off this listed price the figures would then work.

    What happened next was a side step - I began working as an introducer because I wasnt aware of what the next steps are... do i call the estate agency.. find out if its available... see the motive of the seller to indicate if there is wiggle room... do i negotiate a pre sell price should i be able to sell it to an investor...

    My question is; I can find something that should deliver a return which wouldnt be sniffed at by an investor looking at these... what do i do next?!

    Finding investors Ive found relatively easier, its my career... drumming up business, build rapport, qualifying.. getting comittment!

    Any help or direction would help.. read a load... watched a load.. and I still feel like im at square one at this front!!
