Planning permission & min space requirements

Currently looking at converting a loft above a flat and shop into a 1 bed studio. At first this didn't seem feasible because the total space, once converted, would come to 31m2 (below minimum space requirements of 37m2).

Having looked at other planning applications on the street, the property 3 doors down was granted full planning permission for a studio in the loft. It was 30m2.

It was granted under full planning in 2013 and not through prior approval/permitted development.

    How did they do it?

    "...How did they do it?..."

Go onto your local authority's planning website and search applications.

Input the address of the property 3 doors away and look for the list of documents.

You should be able to pull-up the plans, the planning officer's report and the decision notice.

Study all of them and see how everything relates to your own property.

If you struggle with it just pm me the details and I'll do my best to try to help you.
