    Please take survey ref. institutional LLs

    Hi all,

    As many may be aware; there has been a significant rise in Institutional landlords in the UK residential market since the introduction of the buy to rent scheme. In contrast to this rise, residential landlords in the UK have actually seen a steep decline in the market, with UK Finance statistics showing that 19.4% less ‘buy to let mortgages’ were taken out in June 2018 compared to June 2017. 

    Recent changes to taxes and legislations aimed at landlords have had a negative impact on landlords profits and a survey conducted by the Royal Institution of Chartered Surveyors (RICS) indicates that smaller landlords are pulling out of the market, which could in turn lead to a 15% growth in rent rises by 2023 if the supply of new rental homes carries on slowing. Knight Frank have forecasted that by 2020; institutional landlords would have invested £50bn into the residential market in the UK compared to £15bn that had been invested by 2015.

    Alongside investing in property full time, I have been studying a 3 years RICS accredited  BSs (Hons) Property development degree and I am now in my final year and undertaking a dissertation called 'The Rise Of Institutional Landlords: What Next For The Landlord?'. Could I kindly ask for current and past landlords to fill out my survey. All data collected is anonymous and confidential, with the primary objective is to gain landlords perspectives, views and plans.

    The mooted aggregate £50 bn Institutional investment - at say £250k per unit - amounts to around 200,000 units - or just 4% of the market total in PRS.
