I've a small portfolio of btl properties that I self manage. I visit all the properties every 3 months and use a paper checklist to record all the details. What I'd really like to be able to do is to move with the times and get an app that I can use on my ipad to automate the process and take photos etc. I've looked on the appstore but most seem to be very American and charge a high monthly fee. Please can anybody recommend a user friendly app that isn't too expensive?
I haven't heard of anything Gary, but if you get no joy come back to me with a specification and we may be able to build one, it is quite a good idea.

Incredible system which allows you to build you own apps! Very simple - you just create an app (which is really just a form), drag and drop whatever fields you want and away you go. Free to use - although there is a paid for version with extra features. - I use the free version and it meets my needs.
I manage my entire portfolio with it (apart from accounting). As an example I have built apps for:
Viewings (with forms for all the info I am looking for e.g. number of bedrooms decorative state, price etc.. etc, and also allows me to take photos during viewings which are automatically stored under that property)
Property (which has details of the property such as address)
Tenants (which has contact details for the tenants as well as reference checking results) - this is linked to the "property" and the "Tenancies" app
Tenancies (details of the AST) - which is obviously linked to "Tenant" and "Property" app
Similarly I have apps linked to Insurance, Gas Safety, contractors, quotes etc.. all linked with reminders where appropriate.
It is very easy to use and I have found that the ability to tailor it to exactly what I want means that its perfect for me.
I haven't done it yet but you can share apps with other people so I could create a "maintenance Request" app which I would give my tenants access to so that if there maintenance issues, they can fill a form out on the app and it will message me.
I've probably made it sound more complicated that it is - but I would suggest you give it a couple of hours of your time to see if it works for you. You could easily create an APP where you fill in details as you walk through the house and take photos which are all stored on the app.
