    There have been several as part of other discussions, but I think Jonathan Clarke summed it up perfectly and simply with these two lines on another thread.

    Capital Growth = live for tomorrow.

    Cash flow = live for today and tomorrow.

    I wonder if there are different ways to cut the list of strategies.

    You could view distance or location as one cut. You could then cut based on the type of tenancy (HMO vs. single let for example). You could also split residential from commercial. BTL vs. BTS. All cash vs. creative financing where you put in none of your own cash.

    The key to any way of slicing the information is does the distinction somehow add to understanding or insight.
