    Rear of commercial development

    I remember seeing a couple of people on here have successfully converted commercial to resi + developed at the back of the property as well.

    Unfortunately these comments were well hidden in other threads so I've not been able to locate them again!

    I remember seeing permitted development rights if the size of the development was under/over a certain figure, or is that just council specific?

    I'm looking at this option now to provide some mixed use facilities, including some storage for my other business plus to try out that hot-bed that is commercial letting!

    So who has commercial property and has successfully/unsuccessfully converted/added to it?

    Or what angle did you see with a property you've purchased to maximise it?

    Yes it's possible under class M up to 150sqm. I would recommend to read through the legislation - GPDO 2015 Scedule 2 part 3 - change of use document herehttps://www.legislation.gov.uk/uksi/2015/...596_en.pdf and if not entirely clear seek out a local planning consultant who should give a free consultation.

    Yes, have done a few of these. Can be very lucrative. Lots of good info on here, do a search or look at my previous posts for threads.

    Bear in mind that the PD only applies to England. I'm converting the rear of a shop in Wales and I do require PP as PD only covers conversions above retail in Wales. I'm not sure what the rules are for Scotland and Ireland.

    Morning Adam,

    I've developed a number of commercial properties back into residential over the last 40 years ultimately you need planning permission  to change any commercial unit unless it’s offices to residential in which case it can all be done under permitted development  rights.

    I have 2 of theses I’m currently undertaking and even then you must check with the local authority and in any case you still need to get a certificate off them which they have to give you within 28 days in order for you to carry out the works.

    Update: I've been having a chat with several people about this that have done similar developments in my locale. It would appear that if the service road at the back of the commercial units is not adopted by the local council then it would be less likely that the planning would go through. From anyone's experience, can you confirm/deny that? Thanks.
